    The short version

    You can use every calculator on this site without giving us your name, email, phone number, or street address. Results are never gated, blurred, or held back. We do not set advertising or tracking cookies of our own, we do not sell personal information, and we do not build cross-site profiles of visitors.

    Calculator inputs

    The numbers you type into a calculator are processed entirely in your browser. Nothing is sent to a server in order to compute a result. To make return visits easier, your most recent scenario is saved in your browser's localStorage, which is storage on your own device that we cannot read remotely. Clearing your browser data removes it. If you use the "Copy shareable link" button, only numeric assumptions such as property value, payoff balance, percentages, and timelines are encoded into the URL. Street addresses, names, emails, and phone numbers are never placed in a shareable link.

    Analytics

    We use cookie-less, aggregate analytics. No cookie is written to your device for analytics purposes and no persistent identifier is assigned to you. What is recorded is limited to the page path visited, the referring site, the approximate country derived from your IP address, and coarse device type. IP addresses are used transiently to derive that country value and are not stored alongside the page view. Because there is no identifier, we cannot follow an individual visitor from one session to the next, and we cannot single you out from the aggregate counts.

    We also record a small number of product events so we can tell which parts of the tools are used: the tool being started, the name of a field you edited (the name only, never the value you typed), results being viewed, the "show the math" panel being expanded, the net sheet PDF being downloaded, a shareable link being copied, and the optional lead form being submitted. Dollar figures are never sent exactly. They are collapsed into coarse ranges such as "300k-400k" before leaving your browser, because an exact value combined with a location could identify a specific property. No name, email address, phone number, street address or ZIP code is ever included in an analytics event, and the page path is sent without its query string so shared scenario links are not recorded.

    The optional lead form

    Below the results of the flagship comparison there is an optional card titled "Want a local expert to pressure-test these numbers?". Submitting it is entirely voluntary and has no effect on your ability to see any result. If you do submit it, we receive the name, email address, and phone number you enter, together with the numeric scenario shown on screen at that moment, so that a local market professional can review realistic assumptions rather than guesses. We use that information solely to contact you about your property sale question and to share it with the reviewing professional. You can ask us to delete it at any time by calling the number in the site header, and we will remove it from our records.

    Advertising

    This site reserves space for third-party display advertising. Where ad units are active, the advertising provider may set its own cookies or similar technologies subject to its own policy, and we disclose the ad slots visually rather than disguising them as content. Ad slots never appear above a calculator or between a calculator's inputs and its results.

    Children

    This site is intended for property owners and is not directed to children under 13. We do not knowingly collect information from children.

    The contact form

    The contact page lets you send us your name, your email address, and a message. We use those three things only to read and answer what you sent. We do not add the address to a mailing list and we do not sell it. Nothing on the site is gated behind the form, and you can ask us to delete your message and details at any time by writing to us through the same form.
